Starting a new business is hard. You need a good place to sit and work. The place you choose can make or break your startup. If you pick the wrong area, you will face traffic, high rent, and no customers. If you pick the right area, you will grow fast. In Delhi, many commercial areas look good. But not all are good for a new company. A startup has less money. A startup needs good roads, cheap food, metro station near by, and other small companies around.
In this article, I will tell you the best commercial areas for startups in Delhi. I have visited these places. I have talked to small business owners there. This is not a simple list. I will give you the real ground truth.
Let us start.
What A Startup Needs From A Commercial Area?

Before we look at the areas, let us understand what a startup truly needs.
- First, low rent. You cannot pay fifty thousand rupees per month when you are just starting. You need a place where you get a small cabin or even a single desk.
- Second, good metro connection. Delhi traffic is very bad. If your office is far from metro, your employees will leave. Young people want to travel by metro. They do not want to sit in a car for two hours.
- Third, eating options. Your team needs lunch. They need tea. If there is no small food stall or budget restaurant near by, your people will waste time finding food.
- Fourth, other startups. When you sit near other new companies, you learn faster. You find partners. You find investors. You feel less alone.
- Fifth, internet and power. Some areas in Delhi have power cuts. Some have old telephone lines. A startup cannot work without good internet. So the area must have reliable power and fast broadband.
Now let us see which areas give you these five things.

1. Okhla Phase 2
Okhla Phase 2 is one of the most underrated places for startups in Delhi. Many people think Okhla is only for factories. That is wrong. In the last five years, this place has changed a lot.
The good things about Okhla Phase 2
The rent here is still low. You can get a small office of two hundred square feet for ten to twelve thousand rupees per month. Compare this to South Delhi where the same space costs forty thousand.
The metro is very close. Okhla NSIC metro station is right there. From there you can go to Kalkaji, Nehru Place, and even Noida in twenty minutes.
There are many small startups here. I walked around this area last month. I saw so many new companies doing work in software, printing, and online selling. These small companies help each other. They share contacts. They share advice.
Food is cheap here. You get a full meal for sixty to eighty rupees. There are small dhabas and tea stalls everywhere.
The bad things about Okhla Phase 2
The area looks a bit old. Some buildings are not pretty from outside. If you need a very fancy office to show your clients, this may not be for you. Also in rainy season, some roads get water logged.
Who should choose Okhla Phase 2
If you have very little money and you just want to start working, pick Okhla. If you are doing software, digital marketing, or any online business, this place is perfect.
2. Nehru Place
Nehru Place is the old king of Delhi business areas. For thirty years, this has been the computer and IT hub of Delhi. Every small tech company wants to sit in Nehru Place.
The good things about Nehru Place
The name itself brings trust. If your office is in Nehru Place, your customer feels safe. They think you are a real company. This is a big thing for a startup.
The metro is directly connected. Nehru Place metro station is on the Magenta Line. Your employees can come from Faridabad, from South Delhi, from Noida very easily.
You get everything for office here. Need a printer? Need a router? Need a chair? You will find a shop selling it in the same building. This saves so much time.
There are many shared office spaces here. You do not need to take a full office. You can take one desk for five thousand rupees per month. You get internet, chair, table, and even free tea.
The bad things about Nehru Place
The rent for a full office is high. If you want your own cabin, you will pay twenty five to thirty five thousand rupees for a small room. Also parking is very hard. Do not bring your car here.
Who should choose Nehru Place
If you are a tech startup and you want to look established from day one, choose Nehru Place. If you need to meet customers face to face, this area is very good.
3. Netaji Subhash Place
Netaji Subhash Place is in North West Delhi. Many people forget this area. But for a startup with low money, this is a hidden gem.
The good things about Netaji Subhash Place
The rent is shockingly low. You can get a proper two hundred square feet office for seven to nine thousand rupees. I am not joking. I checked last week. There are so many empty offices here because big companies have left. Now small startups are moving in.
The metro is excellent. Netaji Subhash Place metro station is on the Red Line and the Pink Line. This is a interchange station. Your team can come from Rohini, from Pitampura, from Inderlok, from even Ghaziabad.
There are many new startups in this area now. Mostly people doing call centre work, data entry, and small logistics companies. These people are hard working. You will learn a lot from them.
Food is very cheap. You get paratha, chole bhature, and chai for very low price.
The bad things about Netaji Subhash Place
The area is not beautiful. It is crowded. It is noisy. If you need silence to think, this may disturb you. Also many buildings are old. Check the lift and the bathroom before you rent.
Who should choose Netaji Subhash Place
If you are doing a business that does not need a pretty address, choose this place. If you are doing call centre, BPO, logistics, or any service business, this area will save your money.
4. Kirti Nagar
Kirti Nagar is known for furniture. But slowly, startups are also coming here. Why? Because the rent is still very low and the metro is very close.
The good things about Kirti Nagar
The rent is six to eight thousand rupees for a small office. This is one of the cheapest places in Delhi for commercial space. You can start your company here even if you have only fifty thousand rupees total.
The metro is right there. Kirti Nagar metro station is on the Green Line and the Pink Line. This is another interchange station. So travel is easy from many parts of Delhi.
There is a strange benefit here. Because this is a furniture market, you can get your office table and chair made at factory price. You will save ten to fifteen thousand rupees in office setup.
The bad things about Kirti Nagar
The area is fully industrial. There is dust. There is noise of trucks. There is no pretty cafe to take your client. This area is only for work, not for showing off.
Who should choose Kirti Nagar
If you are a one person startup or two person team, choose Kirti Nagar. If you do not need to meet clients in your office, this place is very good. You can save money for two years and then move to a better area.
5. Preet Vihar
Preet Vihar is in East Delhi. This area is more clean and more peaceful than the other areas I told you. It is a mix of homes and small offices.
The good things about Preet Vihar
- The area is very clean. The roads are wide. There is less dust. If you are tired of crowded places, Preet Vihar will feel nice. You can sit and think here.
- The metro is near. Preet Vihar metro station is on the Blue Line. From here you can go to Noida, to Connaught Place, to Vaishali very easily.
- The rent is in the middle. Not too high like Nehru Place, not too low like Kirti Nagar. You will pay fifteen to eighteen thousand rupees for a small office. This is fair for the cleanliness you get.
- There are many coaching centres and small training startups here. If you are doing education business, this area is very good because your students can come easily.
The bad things about Preet Vihar
The food options are less. There are not many small cheap eateries. You will find restaurants but they are more expensive. Also after evening eight o clock, the area becomes quiet. Some people like this, some do not.
Who should choose Preet Vihar
If you are a startup that needs a clean and quiet place, choose Preet Vihar. If you are doing education, writing, design, or any creative work, this place will help you focus.

6. Jasola

Jasola is near Sarita Vihar. This area has grown a lot in the last five years. Many new buildings have come up. Many startups are moving here.
The good things about Jasola
The buildings are new. You get good quality office space. The walls are solid. The power backup is there. The internet is good. You do not have to worry about basic things here.
The metro is very close. Jasola Apollo metro station is on the Magenta Line. It is just one stop from Nehru Place. So you get the benefit of being near Nehru Place but at lower rent.
The rent is eighteen to twenty two thousand rupees. This is higher than Okhla but lower than Nehru Place. And for that money, you get a better building.
There is a good mix of startups here. Many small fintech companies, many health tech companies. So you will meet smart people.
The bad things about Jasola
The food is not cheap. There are no small dhabas. You will have to eat in restaurants where a meal costs one hundred fifty to two hundred rupees. Also the area feels a bit far from Old Delhi.
Who should choose Jasola
If you have some money saved and you want a good quality office without paying South Delhi prices, choose Jasola. This is a good middle option.
Which Area Is Best For You?
Let me make this very simple for you.
- If your total monthly money is less than twenty thousand rupees, go to Kirti Nagar or Netaji Subhash Place.
- If you have twenty to thirty five thousand rupees and you need to meet clients, go to Nehru Place.
- If you have fifteen to twenty five thousand rupees and you want a clean quiet place, go to Preet Vihar or Jasola.
- If you have only ten to fifteen thousand rupees and you just want to start working without any show off, go to Okhla Phase 2.
Do not make the mistake of taking a very expensive office in your first year. That rent will kill your business. Take a low cost place. Save your money for marketing, for paying your people, for building your product.
Common Mistakes Startups Make When Picking An Area
I have seen so many new business owners do these mistakes. Please do not do them.
Mistake one: Taking a one year lock in
Many landlords will ask you to sign for eleven months or one year. Do not do this if you are not sure. First take a place on month to month basis. Pay a little more rent but keep the freedom to leave.
Mistake two: Paying big advance
In Delhi, many commercial areas ask for six to ten months advance. That is ten lakh rupees or more. A startup cannot block that much money. Look for places where advance is only two to three months. They exist. You have to search more.
Mistake three: Choosing far away area to save five thousand rupees
If you save five thousand on rent but your employee travels two hours extra, you will lose more money. Your employee will leave. You will have to hire again. That cost is much more than five thousand. So always pick an area that is easy for your team to reach.
Mistake four: Ignoring the food situation
This sounds small but it is not. If your team has to walk twenty minutes to get lunch, they will get tired. They will waste one hour. They will order online and pay more. So before you rent, walk around and see where people eat.
Conclusion
Delhi is a big city. You can find a place for your startup at almost any budget. But you have to search with open eyes. Do not just look at online listings. Go to the area yourself. Walk in the morning. Walk in the evening. Talk to the chai wala. Talk to the security guard. They will tell you the real truth.
Remember this one thing. Your first office does not have to be pretty. It does not have to impress anyone. It just has to let you work without stress. Pick the area that gives you less tension and more time to build your business.
If you are still confused, start with Okhla Phase 2 or Netaji Subhash Place. These two areas are forgiving. They are cheap. They have metro. They have food. You can sit there for one year, save money, grow your team, and then decide your next move.
